Subsidence is the effect of a structure sinking into the ground lower than its original position. It can have several causes, such as water erosion, the presence of vegetation, reactive clay soils, voiding, weak ground or poorly compacted fill, and seismic factors.

Natural Causes

Quality of the soil (ground)

The natural attributes of soil play a crucial role in causing subsidence. Clays and silts, whether they are moist or dry, tend to expand and contract, making the structures above them susceptible to movement. Soils of gravel and sand are more inclined to subside as they can be easily washed away due to their lack of cohesion. Both of these scenarios can pose a risk to your home’s foundation.

Tree roots

While we all value the advantages of having abundant greenery around our residences, it can increase the risk of subsidence. Tree roots tend to contribute to subsidence by drawing moisture from the soil beneath foundations, leading to shrinkage. Additionally, as tree roots expand underneath a structure, they can also cause it to lift.
